Inspection Process
Inspex will take care of everything for you.
We contact the agent on your behalf to arrange a suitable time for all parties to gain access to the dwelling or site. We notify you of the confirmed date and time so you can arrange to attend the inspection.
Building Inspections
Buying a home is probably the largest single investment that many people will make therefore it is essential to know what you are buying.
A building inspection is a thorough, room-by-room, element-by-element visual inspection of the dwelling.
Asbestos Removal & Audits
If you are renovating, demolishing or buying a home and not sure if there’s is asbestos present or maybe you need Asbestos Materials removed please give us a call
Pest Inspections
A pest inspection is just as important as a building inspection
Evidence of timber pest damage or activity is encountered in 1 in every 4 homes. Termites alone cause more than $100 million of damage each year.
Thermal Imaging
Thermal imaging is a valuable tool for building inspections and termite detection, identifying anomalies often invisible to the naked eye.
All materials absorb, retain and radiate heat energy at a different rate.
Pool Inspections
Most building inspectors do not do pool inspections, as this requires highly specialised skills.
Inspex can provide a comprehensive pre-purchase swimming pool inspection and report on request. Just like a building and pest inspection they advise you about the condition of a home, a pool inspection is just as important in finding any issues that may be present.
Pool Fencing Inspection
The New Pool Safety Laws
Queensland’s new pool safety laws were introduced in 2009 and aim to reduce the incidences of drowning and serious immersion injuries of young children in swimming pools. Drowning is one of the leading causes of death in Queensland for children under the age of 5 years old. There is now 1 pool safety standard, which has replaced 11 different standards.
Handover Inspections
Attention all home owners and/or investors
The handover/practical completion stage marks the end of construction of your brand new home. Don’t be misled just because it is a newly built home that building defects will not be found.
Pre Sale Inspections
When preparing to sell your property consider having a pre-sale building and pest inspection undertaken.
A pre-sale inspection enables you to identify any problems that maybe present before placing your home on the market allowing you time to rectify these matters and help make the sale process smoother. Sellers auctioning their homes find it extremely useful and an excellent selling tool to have a current building and pest inspection report/s available to prospective bidders before and on the day of auction.
Dilapidation Inspections
A dilapidation survey report is usually undertaken immediately before a contractor commences their site work.
The purpose of a dilapidation survey is to establish the pre-existing condition of the building/s or structure/s prior to the commencement of site works to all properties adjoining the site which may be influenced by the contractor’s work.
Commercial Inspections
Whether it is a small factory, apartment, retail shop or a motel a pre purchase inspection should be part of the due diligence process.
Inspex has extensive experience in the commercial area and our inspectors are all licensed builders. We will investigate and carry out a comprehensive inspection to ensure that your investment is a sound one.
